Solutions:
Requirement of a Fire Escape: Our precast concrete stairs and landings were used to satisfy this requirement. As our stairs have high quality finish they are then left exposed therefore giving a cost saving and a benefit to the programme.
Exposed Soffit and no suspended ceilings in the bedrooms: Our Flood Super wideslab concrete flooring was suitable for this application as it can be painted onto directly.
Precast concrete is more suitable for exposed soffits because the finish can be of higher quality than concrete cast in situ. In this case, the joints were feathered out before the paint application and that because the wideslab units are 2.4m wide we could reduce the amount of joints to one per bedroom. Also the exposed concrete finish adds to the aesthetic appeal of the building.
This project was under a very tight time-scale schedule. Flood Precast working together with the site management team to complete deliveries and work on time within the tight two week turn-around between floor construction.
In addition of Flood Super Wideslab® high thermal mass, construction speed and shallow profiles, this precast concrete product offers many additional advantages, when compared with Omina and Hollowcore concrete following.
