Flood Precast we’re delighted to be appointed to design, manufacture and install two phases of the Carriglea project which is a residential development on Naas Road Dublin 12. This development used modern methods of construction comprising of our precast concrete products to attain a quick and efficient solution for the main contractor in building 11 residential blocks.
Modern Methods of Construction (MMC) is observed as an important contributor to solving Ireland’s housing and homelessness challenges. MMC refers to the wide variety of construction methods that are different to traditional onsite construction which includes prefabrication and off-site manufacturing.
Phase 1 – 2020-2021
Three residential blocks we’re completed as apart on Phase 1 in November 2021, where 200 mm thick precast concrete walls and 250 mm thick hollowcore slabs, topped with 75 mm of in-situ concrete and precast stairs and other structural elements which enabled quick and efficient on-site installation.
Phase 2 – 2022-2023
Phase 2 had eight residential blocks and the same mmc technologies we’re applied to this part of the development. Our team were able to coordinate activities across multiple industries effectively and monitor the progress of the project using BIM 3D Technologies. The 200 mm thick precast walls and hollowcore slabs ensured structural durability, and the use of full prestressed slabs allowed for greater spans in selected areas.
BIM Technology
The use of BIM Technology throughout this project was a key role in shortening the construction time, reducing on-site work. As a result, the project was completed quickly and efficiently, while maintaining a high standard of quality. BIM technology enabled precise coordination across all industries, eliminating potential problems at an early stage of the project. While a move to Modern Methods of Construction by using precast concrete it will lower some of the emissions from the embodied carbon, the methodology for selecting, combining and delivering materials requires immediate change. This must be led at client level to ensure consistency with specification and project deliverables
